Mixed Use
Duplex Subdivision & Redevelopment
Location:
Ballard, Seattle WA
ACQUISITION
Staden was acquired for its exceptional Ballard location, close to commercial amenities, schools, and transit, and advantageous commercial and residential zoning, creating both near-term value and significant long-term development optionality. The strategy was structured to unlock value from the site in stages while retaining the portion of the asset with the greatest future potential.
ZONING, USE & DENSITY
The project required navigating a dense urban environment and exceptionally constrained footprint. The development process included designing and permitting a new three-story single-family residence and completing a unit lot subdivision (ULS) to legally separate the development parcel from the existing structure. This required careful coordination of architecture, site planning, access, utilities, permitting, and subdivision within a very limited site.
SUBDIVISION & RE-DEVELOPMENT
Rather than constructing the new residence, the entitled land was sold as a development-ready asset, realizing the value created through design, entitlements, and subdivision and allowing the capital to be redeployed into another acquisition. Skala retained the original front house, which was renovated and stabilized to maximize current value while preserving the long-term opportunity for townhome or mixed-use redevelopment.
