Single Family

Ground Up Legacy Home

Location:

Blue Ridge, Seattle WA

APPROACH

Blue Ridge is conceived as a legacy home designed for generational growth. The primary residence is paired with a flexible guest suite that can generate rental income, support aging parents, or become independent living for growing children and their future families, allowing the property to adapt and create value across generations.

ENTITLEMENTS

Bringing that vision to life requires navigating an unusually complex entitlement and approval process, including Environmentally Critical Area (ECA) exceptions, a water availability certificate (WAC) appeal and infrastructure requirements, HOA architectural review, community input, and ultimately a board vote. Each layer requires coordination across regulatory agencies, engineers, architects, consultants, the HOA, and surrounding neighbors.

DEVELOPMENT

The site itself presents an equally complex technical challenge. Its very steep slope requires reconciling street elevations, site access, and architectural design with the structural foundation system, along with extensive geotechnical engineering, shoring, retaining structures, and stabilization piles before construction of the home can begin.

HOLD

From entitlements and infrastructure through site stabilization and construction, Blue Ridge represents the full development process required to transform a highly constrained site into a multigenerational asset.
